One of the most important, and critical, aspects of property management is having a thorough understanding of all fair housing laws, both state and federal. Learn more about the groups protected by fair housing laws, and the practices these laws prohibit.
The California Association of REALTORs'  professional property management series provides the knowedge required to comply with fair housing laws, protecting both the landlord and tenant with their respective rights and obligations.

Investment Property Analysis Spread Sheet

This product, prepared in Microsoft Excel (PC), evaluates income and expenses, including reserves for replacements.. It provides key ratios including cap rates both with and without reserves based on a sales price your buyer is considering, and it determines property value or sales price based on your market cap rate. It calculates basic cash-on-cash returns on investment, before-tax cash flows, and includes the provision for depreciation and after-tax cash flow. Maximum allowable financing for commerical propeties and apartment buildings with five or more units, including estimated closing costs, is calculated based on the income analysis and your "go-to" lender's loan program and guidelines, Essentially, all you must enter are the income and expense data, plus your lender's loan details, and the form does just about everything else. If the property's rents are lower than market, it allows you to include "market rents" to see a "what-if" scenario with the higher rents. And it provides for an analysis for purchasing or for refinancing. Since it offers so much, it includes a tutorial that easily walks you through the entire process.  And, finally, it features a five-year operating proforma with internal rates of return, allowing you and your clients to compare a real estate investment with others, whether real estate or no. ​​
